The developer acquired the site with the aim of maximising its development potential. Our initial role was to assess the most effective use of the land, exploring options for both new build houses and apartment blocks to determine the optimal balance between density, layout, and end value.

We prepared detailed feasibility studies examining multiple development scenarios, including apartment-led and housing-led schemes. Through detailed analysis and discussions with the client, it was concluded that larger, well-designed houses would deliver stronger resale values than higher-density apartments. We then developed the preferred scheme and progressed the design through the planning process.
