Single Storey Extension

The most common form of house extension is a single storey extension to the side or rear of the property. The house extension can be used in a number of ways such as a summer room, breakfast kitchen, open plan luxury kitchen and dining room, additional bathroom, bedroom or a home office. The most popular use for a single storey rear extension is an open plan breakfast kitchen with dining room. Many families like to make the most of the garden view, particularly whilst entertaining the guests and why not.

Under Permitted Development Rights 2008, you may be able to extend your home without the need for planning permission. This will depend on a number of factors that NADA Architects will advise you on during a consultation. This will include issues such as height/width/volume of the extension, right to light issues, proximity to your boundary line and the amount of land covered with the addition of the new extension. Normally, it is acceptable to extend your home beyond the rear of your house up to no more than 3 metres if it is a terraced or semi-detached house or 4 metres if it is a detached house.  We will be able to advise on all these issues and more to establish which permissions you would require to build your extension.

In 2013, ‘Prior Approval’ was introduced which enables detached houses to build single storey extensions up to 8m project, and 6m for terraced & semi-detached properties. Again, there are guidelines to follow and an application is required to be submitted to the local authority but it is much easier to obtain consent for such a large extension using this application method. 

Once this obstacle is overcome, you will be required to obtain building regulations approval. We would produce all the necessary construction drawings for the approval from your local authority. Once the approval has been received from your local authority, you are now in a position to acquire quotations from local builders for the works to the extension. In some cases you may be exempt from building regulations approval if you are building a porch or a conservatory but please ask before progressing any work. 

In most cases, you would also require structural calculations for the proposed house extension to ensure it is built with sufficient structure to support the building. NADA Architects work with local structural engineers and can arrange the production of these calculations for you. These will assist the builder to quote for the house extension and provide a more accurate costing.

The cost of the house extension and a specific budget is one of the most important factors to consider. To get an indication of the average cost of a single storey extension, you could expect to pay approximately £12-1400 per m2. This will vary depending on a number of factors such the type of property, location, topography of the site and specific building requirements, type of construction and many more. This average cost would include all electrics and plumbing with finished walls ready for decorating and laying your new finished floor.
